Book nowBoiler repair in Hampstead is usually a same-day job with BeFix, part of our wider boiler repair in London coverage. We travel from our base in Finchley, a short drive from NW3, so a Gas Safe registered engineer can be with you within one to three hours. They find the fault and explain the cost before starting work. There is no separate call-out fee: you pay the hourly rate plus parts, and every repair carries a 12-month labour warranty.
£95 + VAT
Standard daytime rate, per hour
£125 + VAT
Evening rate, per hour
£160 + VAT
Night rate, per hour
All three rates above are per hour and shown before VAT, with parts charged on top. Which rate applies depends on when the engineer arrives. If the fault can safely wait until morning, for example the heating has stopped but you still have hot water, booking a daytime visit keeps the hourly cost lowest. Your engineer diagnoses the fault and explains the full cost before any work begins, so you decide what happens next.

Hampstead’s Georgian and early Victorian houses were built without a plant room, so boilers ended up wherever there was space: loft conversions, under-stairs cupboards, hallway cabinets and old service rooms. Those spots often mean long flue and condensate runs and tight access, which is why we ask where the boiler sits when you call.
The water is hard, too. Limescale builds up on the heat exchanger and restricts flow, so the boiler overheats. You notice it as kettling (a rumbling or banging noise), slow hot water and a boiler that keeps cutting out.
Larger houses often still run a regular or system boiler with a hot water cylinder, which adds pumps, zone valves and a cylinder thermostat that can fail on their own. Converted flats and mansion blocks bring the opposite problem: a compact combi in a cramped cupboard, sometimes with access arranged through a porter or managing agent. Much of Hampstead is also a conservation area, so if a repair ever means moving or replacing a flue on a street-facing wall, we will tell you before any work starts.
Most boiler faults fall into one of the groups below. Knowing which one you are dealing with helps you describe the problem when you call, and helps us bring the right parts on the first visit.
| Fault | What you'll notice | Common causes |
|---|---|---|
| Pressure loss | Gauge below about 1 bar, no heating or hot water | A small leak, recently bled radiators or a discharged pressure relief valve |
| Ignition failure | Clicking with no flame, or a lockout after lighting | Worn ignition parts, a blocked condensate trap, gas supply or control board problems |
| Poor circulation | Radiators cold at the bottom or unevenly hot, kettling | Sludge, limescale or a failing pump |
| Worn components | Intermittent cut-outs, new noises, repeated resets | Ageing fans, pumps, diverter valves or circuit boards |
Error codes help us find the fault faster. On Ideal boilers, F1 means low water pressure, while F3 usually points to a fan fault on Logic models. Note the code, reset the boiler once at most, and tell us when you call. Repeated resets can make diagnosis harder.
A few safe checks can save you a call-out, or help the engineer arrive prepared.
If it is below 1 bar and your manual shows how to use the filling loop, top it up to around 1 to 1.5 bar. If it drops again, there is a leak or a faulty part to find.
Flat batteries, a changed schedule or holiday mode can stop the heating without any boiler fault.
If your hob works, gas is reaching the house. On a prepayment meter, check you have credit.
If the plastic pipe outside is frozen, pour warm (not boiling) water along it, then reset the boiler.
If the fault comes back after one reset, leave it and call us with the error code.
Tell us the symptoms, any error code and where the boiler sits in the house.
Usually within one to three hours.
We find the fault and explain the cost before starting.
We fix the fault and fit any parts you have agreed to.
We test the boiler and check the flue before we leave.
Your repair is covered by a 12-month labour warranty.
These are the makes we repair, from compact combis in converted flats to the regular and system boilers in many larger Hampstead houses. Older models and boilers outside the manufacturer’s warranty are fine.

I’d had various concerns about my aircon system at my flat in NW2 not working effectively, and was very relieved when Befix were able to offer a prompt service appointment. Communication in advance of the appointment was good and engineer Vahid arrived punctually and worked carefully and thoroughly, ensuring the whole system was in good working order. He was clearly knowledgeable about all kinds of technical issues, friendly and adaptable, and I had confidence that he was attending to everything properly. I am not perhaps very familiar or up to date with what I should expect to pay for this kind of work. I think the price was probably fair - but I would advise checking in advance to make sure you are happy with the arrangement. I was left feeling relieved my system was now in good working order, and will certainly consider the company again for future work, including more ambitious projects.Posted on Google![]()

BeFix charges £95 + VAT per hour between 7am and 5pm, £125 + VAT between 5pm and 9pm, and £160 + VAT between 9pm and 7am. Parts are charged separately from the hourly rate. Your engineer diagnoses the fault and explains the cost before starting work.
No, there is no separate call-out fee. Labour is charged at the hourly rate for the time your engineer spends on the job, with any parts on top.
We offer same-day boiler repair in Hampstead, and an engineer is usually on site within one to three hours of your call.
Do not wait for a repair visit. If it is safe to do so, turn off the gas at the meter, open windows and get everyone outside, then call the National Gas Emergency Service on 0800 111 999. Once the supply has been made safe, a Gas Safe engineer can find and repair the fault.
Yes. We repair older models and boilers that are out of the manufacturer's warranty, across Worcester Bosch, Vaillant, Ideal, Keston, Remeha, Baxi, Main and Viessmann.
If one part has failed and the boiler is otherwise in good shape, a repair usually makes sense. If it is old, breaks down often or needs an expensive major part, a new boiler may cost less over time. After diagnosis you will have a firm repair price to compare with our boiler installation in Hampstead prices.
Mostly the houses. Boilers in older homes often sit in lofts or cupboards with long flue runs, and larger houses may run a regular or system boiler with a hot water cylinder, which adds more parts to check. In a conservation area, we will tell you before any work that would change a flue on a street-facing wall.
Yes. BeFix is Gas Safe registered, number 967796, and we hold public liability insurance. You can ask to see an engineer's Gas Safe ID card on arrival and check their licence number with Gas Safe Register.
Only the basics, such as checking the pressure, thermostat and gas supply, which are covered in our quick checks above. Anything inside the boiler, such as the ignition, fan, gas valve or circuit board, must be done by a Gas Safe registered engineer.
